1. What direction is the market headed?
I have been asked this question by many of my clients, and friends… In order to answer this, you must look back at this time last year and compare the statistics. This time, last year, the market was HOT. I remember that. So far, 2018 has been picking up slowly compared to 2017. Statistics show that prices are slowly moving, unless we're talking about the Condo market- which is a completely different story!! The market is constantly changes, as are prices, but compared to last year the market is moving much slower.
2. As of May, what is the average home price?
As per Toronto Real Estate Board May 2018 Statistics, here are the average home prices for various Regions across the GTA!
• York Region:
Aurora $930,624
King $1,442,100
Vaughan $1,014,825
• Peel Region:
Brampton $708,944
Caledon $915,513
Mississauga $726,897
3. Is inventory increasing or decreasing?
Everyone is wondering… Is it a buyer's market or a seller's market? Regardless of which market it is, prices will continue to fluctuate. Listed below are the statistics comparison between the number of listings in May 2017 and May 2018.

As you can see from the results, the number of listings has decreased by 26.2% over the year.

When you purchase that new home, the most exciting day is closing day. This date is when you take possession of the property and move in! However, although the process ends here… It isn't over yet! There are a ton of important details to take care of after moving… Here are 5!
1. Check your mail
It is always important to ensure that you are getting all your mail. Make sure that all your old mailing addresses have been changed to your new address.
2. Inspect All Delivered Boxes
When moving, it is extremely easy to misplace something or leave something behind. If you have hired movers, once they leave, you must inspect all your boxes to ensure that there is no damage or broken goods. Ensure that nothing has been left behind in the moving truck as well. Although movers are reliable, it is important to double check.
3. Get your Utilities Up & Moving
If you haven't arranged the connection or set up of the main house utilities prior to your move, do so immediately! Naturally, the first utilities that get connected are the power and water. After having taken care of the utilities, consider making the arrangements to set up the Internet, phone, and any other services.
4. Secure Your New Home
Check the locks on all outside doors to ensure that you and your family are the only people that have access to your new home. Ensure that all your windows and doors close securely as well. All smoke detectors should be functioning as well as fire-extinguisher.
5. Recycle Packing Materials
Unpacking will leave you with a ton of gar bage that you will no longer need, as well as boxes! Boxes can be saved for any future storage or moves, but all other materials should be properly disposed of. Show the environment you care by properly recycling the packing materials you no longer need!
